BR Principal Designer Non-HRB (Building Regulations/BSA)

We deliver the BR Principal Designer service using a team approach. This role is to provide expert review and opinion on all aspects of Building Regulations using our expert team to provide this oversight.

Since the Building Safety Act came into effect in 2023, QS Associates can provide for Non-High Risk Building projects, Building Regulations Principal Designer role or Advisor Services to support the Building Regulations Principal Designer for Non-HRB projects.

Key aspects of the service include:

  • Assigning a qualified Building Regulations Consultant (Class 3H) to the project to provide design-team-side compliance advice as necessary (this is separate to the appointment of the Building Control Authority, which will still be required).
  • Review of the design package by the Building Regulations Consultant to identify potential compliance risks and to identify where further design information is required.
  • Coordinate design to demonstrate Building Regulations compliance.
  • Monitor design work and support duty holders.
  • Preparation and updating through the project of a Compliance Risk Tracker outlining compliance issues.
  • Liaise with Approved Inspector and maintain compliance tracking.
  • Hosting meetings to assign responsibility for closing out compliance issues that have been identified.
  • Reviewing Ground Investigation and Environmental Reports as necessary.
  • Reviewing and commenting on specialist suppliers designs as necessary.

This service is typically provided alongside our existing CDM and Health and Safety services.

CDM Principal Designer

The Construction (Design and Management) Regulations 2015 (CDM 2015) came into force on 6 April 2015, replacing CDM 2007.
All projects must have –
→ workers with the right skills, knowledge, training and experience
→ contractors providing appropriate supervision, instruction and information
→ a written construction phase plan

If the Project involves more than 1 contractor –
→ principal designer and principal contractor must be appointed
→ a health and safety file must be issued at the end of the contract

The Project must be notified (F10) to HSE if –
→ it will last longer than 30working days and have more than 20 workers working simultaneously at any point in the project
→ OR exceeds 500 person days
